Home Staging Case Study #1

This home was originally listed by another agent who did not stage the it.  As a result, it sat on the market for over 8 months, showing well below its potential.  When the buyers asked me to list their home, my team and I dramatically transformed the spaces into warm and inviting vignettes that captured the eye of potential buyers.  After staging, this home sold in only 45 days.


LIVING AND DINING AREA


Living / Dining Area Before

The living room and dining room in this home were one long, continuous space.  Unfortunately, the arrangement of furniture emphasized the room's length, making it look very narrow.

By angling the couch so that it faces into the room, and grouping the arm chair and coffee table into a conversational space, the living room space has been effectively defined and separated from the dining room.

The dining table was turned lengthwise to make the dining room look wider, and the hutch was moved to another wall to give it a feeling of spaciousness.
 


HEARTH / BREAKFAST AREA


Hearth / Breakfast Area Before

The fireplace in this home was a great feature, but it was under-utilized.  By adding greenery, candles, a larger picture, and a few other key accessories, the fireplace became the striking focal point of this room.  Notice, too, how the ceiling lights emphasize the richness of the wood paneling, and how the table lamp adds a warm glow to the seating area.

A different tablecloth, elegant place settings, and a lit candle transform the breakfast area into an elegant vignette that's sure to catch the eye of potential buyers.

Kitchen Before

A small rug, a decorative addition to the the valence, and a few small accessories (on the left of the stove) were the only changes made to the kitchen, but they add a splash of color that keep it from seeming too stark.

FIRST BEDROOM


First Bedroom Before

This bedroom was rather stark and cold before staging.  Replacing the TV with a green plant and adding accent lighting brings a touch of life to the room, while angling the bed in the corner opens up the room and adds a feeling of spaciousness.  A picture on the wall and a single brightly colored pillow on the bed round out the accessories, transforming this bedroom room into a warm and inviting space.

SECOND BEDROOM


Second Bedroom Before

The second bedroom was just about empty, making it rather uninviting.  The addition of a nightstand, lamp, plant, valence and pillows added life, color, and interest, so buyers can now visualize the potential of the room.

Third Bedroom Before

The third bedroom was also lacking in furniture and accessories.  The addition of a small table,  chair (red, in foreground) and a few well-chosen accessories add interest and liveliness to the room.  The blue checkered bedspread matched the blue of the carpet too closely, so it was exchanged for a quilt and pillows in neutral colors for contrast and warmth.
